If you’re looking at new construction in Orange County, the good news is there’s a lot to choose from right now. The challenge is figuring out which community and which type of build actually fits your lifestyle, because not all new construction is built for the same buyer.
I’ve spent a lot of time visiting these communities, walking the models, and talking to the builder reps, and what I’ve found is that most new construction buyers in Orange County fall into one of three lifestyle categories. Once you know which one fits you, the search gets a lot easier.
1. 55+ communities: resort-style living with a full social calendar. If you’re in the 55+ stage and looking for a community designed around relaxation, connection, and an active social life, the Rancho Mission Viejo area is one of the strongest options in Orange County. The Gavilán Ridge and Gavilán communities near San Juan Capistrano off Ortega Highway have builders like Lennar, Del Webb, Tri Pointe Homes, and Shea Homes all active and still building out, which means there’s still inventory and opportunity to get in.
I’ve personally shown five or six different models in these communities, and the amenities are what really set them apart: resort-style pools, lap pools, pickleball courts, gardening clubs, wine nights, and a packed social calendar that keeps the community connected.
The neighbors I’ve spoken with who have lived there for 2 or 3 years are genuinely happy with the lifestyle. Del Webb, in particular, has a nationwide reputation for strong 55+ communities, and their product here lives up to it. I’m actually working with a client right now who’s relocating from Los Angeles and looking at 55+ options in this area, so it’s very much top of mind.
2. First-time buyers and young professionals: Irvine’s Great Park. For younger couples or single professionals buying their first home, the Great Park neighborhood on the eastern side of Irvine is where the most new construction activity is concentrated right now. Lennar, KB Homes, Tri Pointe, and Toll Brothers are all building here, and the area sits near Lake Forest, the 405 and 5 freeways, the Irvine Spectrum, and the 133 toll road, which puts you in the middle of Orange County with easy access to just about everything.
The neighborhood itself has parks, walking trails, and bike trails close to the Saddleback Mountains, and the Irvine Spectrum brings first-class shopping, great restaurants, and the Improv comedy club all within reach. For someone looking for a first home in an area that balances convenience with lifestyle, it’s a really strong starting point.
3. Families: space, schools, and community. New construction for families in Orange County offers a combination of features that’s hard to replicate with resale homes. Communities are designed around keeping kids active and families connected, with great parks, top-rated schools, block parties, holiday events, Easter egg hunts, skate parks, and resort-style pools with multiple pool areas.
Builders like Shea Homes, Lennar, and TruMark Homes are putting out strong products in this category, with price points ranging from the $900s to the $1.5 million range. Rancho Mission Viejo, Portola Springs in Irvine, and Orchard Hills are all worth looking at. They’re centrally located, well-equipped for families, and have the kind of neighborhood energy where kids grow up alongside each other, and parents actually get to know their neighbors.
Why new construction is worth a closer look. Beyond the community and lifestyle benefits, new builds come with practical advantages that save you money from day one. Higher ceilings, modern layouts, new appliances, and energy-efficient systems are all standard. Energy Star appliances can cut your electric and gas bills by up to 30%, and tankless water heaters can reduce your water heating costs by around 20%. Factor in the builder incentives and credits currently being offered, and the overall value gets even stronger.
